PREVIEWING
You show us your home and point out special features. 

STAGING
We suggest ways to improve the curb appeal and interior. This may involve cleaning, decluttering, rearranging, hiding personal items, repairs. The more your home looks like a model home, the more buyers we will attract. 

LISTING & MARKETING
We perform a Comparative Market Analysis (CMA) to suggest the right price. We list your home on Multiple Listing Service (MLS): HAR. com is the Houston area’s #1 website where buyers search for homes and where numerous other sites automatically grab listings (e.g. Realtor.com, Homes.com, Houston Chronicle, and more). We also post your home on LynRealtyTexas.com and our Facebook & Twitter pages. 

SHOWINGS & OFFERS
We coordinate all showings and any open houses. We review all offers with you and help you strategize so you can decide whether to accept, reject, or counter. 

CONTRACT & CLOSING
+ We help you negotiate the contract and any buyer-requested repairs
+ We work with the buyer’s agent to coordinate scheduling of inspections, appraisal, survey
+ We assist with any unexpected complications
+ We remind you of important deadlines
+ We review closing documents and guide you through closing at the title company,
where you’ll sign paperwork, hand over keys to the buyer, and collect proceeds from the sale!

1. WHAT THE INTERNET SAYS 

Websites don’t know the current local market or specifics about your home; information is often incorrect and outdated. Texas is a nondisclosure state, so those websites don’t have access to prices of sold homes. As REALTORS®, we can pull this data to help price your home right. 

2. WHAT YOU SPENT ON REMODELING 

While upgrades may appeal to a buyer, you won’t necessarily get as much money from a buyer as what you paid for the renovation. The kitchen and master bath are often most important to a buyer and tend to give you a better return on your investment.

3. HOW MUCH MONEY YOU WANT FROM THE SALE 

You can’t price your home with target proceeds in mind. Buyers don’t know – and don’t care – if you have a financial goal. They want to buy a home at a reasonable price in line with the current market. That’s why it’s important to price your home right. Overpriced homes tend to sit on the market longer and look less attractive. Buyers think: “What’s wrong with the home that it won’t sell?
